Why we charge less than traditional agents
Traditional prime London agents charge 15% to 20% of rent for a fully managed service because they carry high-street offices, thirty-person teams and a marketing budget you end up paying for. We run the same service digitally — the same referencing, the same compliance, the same inspections and the same photography — from a small senior team, so the fee lands at 10% instead of 18%.
All fees are shown excluding VAT at 20%. Figures on this page are indicative and do not constitute financial advice.

Questions landlords ask
- What does a fully managed service in London actually cost?
- Seymont charges 10% of rent collected plus VAT for a fully managed tenancy, with no set-up fee. Traditional prime London agents typically charge between 15% and 20% plus VAT for the same scope of work.
- What is the difference between rent collection and fully managed?
- Rent collection covers the money: collecting rent, chasing arrears and sending statements. Fully managed adds the property itself — compliance certificates, inspections, maintenance coordination, renewals and check-out.
- Are there any hidden fees?
- No. The tenancy set-up work, referencing, Right to Rent checks, tenancy agreement, deposit registration, inventory and check-in are included in every package. Optional extras such as an EPC or gas safety certificate are charged at cost.
- Is my money protected?
- Yes. Client money is held in a designated client account covered by a Client Money Protection scheme, and we are members of a government-approved redress scheme. Deposits are registered with an authorised scheme within 30 days.
