Service Fees
Letting agents must publish their fees in full. These are ours — for landlords and for tenants — with nothing held back for the small print.
Landlord fees

No hidden fees. We do not charge landlords for tenancy set-up, referencing, the tenancy agreement, deposit registration, renewals or withdrawal. Third-party costs you may choose to instruct — an inventory and check-in, an EPC, a gas safety certificate or an EICR — are passed on at cost with the supplier's invoice attached, and never marked up.
All fees are subject to VAT at 20%.
Tenant fees
Under the Tenant Fees Act 2019 we cannot charge tenants for viewings, referencing, the tenancy agreement, the inventory, check-in or renewal. The only payments a tenant can be asked for are:
- Rent, as set out in the tenancy agreement.
- A tenancy deposit, capped at 5 weeks' rent where the annual rent is under £50,000, or 6 weeks' rent where it is £50,000 or more.
- A holding deposit, capped at 1 week's rent, credited against the first rent payment or the deposit.
- Interest on rent more than 14 days late, capped at the Bank of England base rate plus 3%.
- A reasonable charge for a lost key or security device, evidenced in writing.
- £50 including VAT for a change of sharer or a variation requested by the tenant, or the reasonable costs incurred if higher and evidenced.
- Reasonable costs where a tenant asks to end the tenancy early, capped at the landlord's actual loss.
- Utilities, communication services, television licence and council tax where the agreement makes the tenant responsible.
All fees are subject to VAT at 20%.
Client money and redress
- Client money is held in a designated client account, separate from company funds.
