Questions we get asked
- How much can I usually borrow?
- Most UK lenders work between four and four and a half times gross annual income, occasionally more for high earners or certain professions. The calculator shows that range rather than a single figure, because the multiple you are offered depends on credit commitments, dependants and the lender's own affordability stress test.
- How big a deposit do I need in London?
- Five to ten per cent is the minimum on most mainstream products, but in London a larger deposit meaningfully improves the rate you are offered. Remember that stamp duty, legal fees and survey costs come out of your cash, not the mortgage.
- Does a second income count?
- Joint applications are normally assessed on combined income, so add the second salary in the field provided. Bonus and self-employed income are treated more cautiously and often averaged over two or three years.
- Is this a mortgage offer?
- No. It is an indicative range to size your search. A broker will run a decision in principle against your actual credit file, outgoings and the property itself before anything is binding.
