- What does 12% actually cost on my rent?
- On a rent of £3,000 a month, our fee is £360 a month + VAT, so £432 a month in total. You keep £2,568 a month, and everything from maintenance to compliance is handled.
- Can I start with Let Only and upgrade later?
- Yes. Many landlords in W1D start on the 10% tenant-find service and move to Fully Managed once the tenancy is running.
- What if I want to sell instead?
- We handle sales as well, and management clients get a reduced sales commission when the time comes.
- Do you handle HMOs or multi-unit buildings?
- Yes, subject to the correct licensing being in place. We will tell you before instruction whether the property needs an HMO or selective licence and what the local authority requires.
- What compliance certificates do I need?
- Gas Safety CP12 (annual), EICR (every five years), EPC of band E or above, working smoke alarms on every storey and CO alarms in rooms with a fuel-burning appliance, plus deposit protection within 30 days.
